It could be North Park, University Heights, Hillcrest, Normal Heights, Kensington, UTC, PB, whatever it is.” People want to be in a specific neighborhood. The problem is that this is San Diego and home prices are like $850,000. So what are you supposed to do?

There are many items to consider when investing in real estate. In this video I talk about factors such as:

• Owner Occupied vs. Non-owner Occupied Loans
• Low Down Payment Options
• Differing Interest Rates
• Tax implications at Time of Sale

By the end of the video you should understand that you can invest in an owner occupied residence and then choose to rent it out or sell it and get a tax free gain from the profits. You can also rent it for a few years and then do a 1031 exchange to sell the current property for a bigger/better rental property without having to pay capital gains taxes on the profits. Either way, investing as soon as you are able is a great way to take advantage of real estate appreciation to build wealth.
